Working Inside a Planned Community

The Hammocks is a planned community, and impact windows here have to satisfy two reviewers: Miami-Dade County and, in most neighborhoods, an association. The CDP covers the area west of SW 137th Avenue, south of SW 88th Street, east of SW 177th Avenue and north of SW 120th Street, and the 2020 census counted 20,343 housing units inside those lines.

A community that grew in one wave

The Hammocks had 10,897 residents in 1990 and 47,379 in 2000, so a large share of the homes were finished in a short span. Houses built in the same years often share window sizes and styles, which can make a whole-street look easy to keep. It also means many original windows are now decades old and reaching the end of their seals and hardware.

Impact French doors

French doors are a popular upgrade in The Hammocks, often replacing an older slider that opens to a lakeside or screened patio. Impact French doors use laminated glass, reinforced stiles and multi-point locks, and come as in-swing or out-swing. Out-swing doors resist wind pressure by pressing against the frame, while in-swing doors keep the swing area inside. Both need product approval for the size and configuration you choose.

Matching neighborhood guidelines

Associations typically want consistent exterior details. Common questions:

  • Frame color (white and bronze are typical choices)
  • Grids or no grids, and which pattern
  • Glass tint or reflective coatings
  • Whether shutters must be a set color or style

We give you product data and drawings for the review, and we do not order until you have approval in hand.

Permits through Miami-Dade

The Hammocks is unincorporated, so the permit runs through the county. Expect a current Notice of Acceptance for every window, door and mullion type, a plan locating each opening, and inspections before the installation is covered. If you add permanent shutters on openings you are not replacing, the county also asks for an HOA attestation before it issues the shutter permit.

Screened patios and waterside lots

Plenty of homes here have screened patios or pool enclosures, and the CDP includes about 0.2 square miles of water. A screen enclosure does not count as storm protection for the openings behind it; the slider or French door still needs its own approved rating. On waterside lots, where wind crosses open water before reaching the house, we take a closer look at the design pressure those rear openings need and recommend products that clear it with room to spare.

Planning around the season

With nearly 60,000 residents in The Hammocks alone, installers are busiest in the summer. Measuring in winter or spring gives time for approvals and manufacturing. Call (786) 699-6948 to get started.

The Hammocks Questions

Are out-swing French doors better for hurricanes?

Out-swing doors press against their frame under wind pressure, which is an advantage. In-swing impact doors are also approved when they meet the required ratings, so both can work.

My neighbors all have white frames. Do I have to match?

Check your association guidelines. Many communities in The Hammocks require consistent colors, and some allow a short list of options.

How old are most windows in The Hammocks?

Many homes date from the 1990s growth period, so original windows are often decades old. We check frames, seals and hardware on site.
